Welcome to Corolla and Carova Rentals. Please read these Terms and Conditions carefully before using our services or booking a rental property through our website or other communication channels. By accessing our website, using our services, or booking a rental property, you agree to be bound by these Terms and Conditions.
1. Definitions
- "Corolla and Carova Rentals," "we," "us," or "our" refers to the vacation rental property management business operated by Southern Swan Services LLC, located in Corolla, North Carolina.
- "You" or "Guest" refers to the individual or entity booking and/or occupying a rental property.
- "Property" or "Rental Property" refers to the vacation rental property listed on our website or offered through our services.
- "Booking" refers to the confirmed reservation of a Rental Property.
- "Rental Agreement" refers to the separate agreement entered into between you and Southern Swan Services LLC that outlines the specific details of your Booking, including dates, rates, and Property details.
- "Services" refers to the provision of vacation rental booking and management services by Southern Swan Services LLC.
- "Website" refers to the official website of Corolla and Carova Rentals.
2. Booking and Payment
- Booking Process: To make a Booking, you must follow the instructions provided on our Website or by our representatives. A Booking is only confirmed when you receive a confirmation email or other written confirmation from Southern Swan Services LLC and the required payment has been processed.
- Payment:
You agree to pay the total rental amount as specified at the time of Booking. Payment schedules and accepted methods will be outlined during the booking process and in the Rental Agreement.
- Security Deposit: A security deposit may be required to cover any damages, excessive cleaning, or other charges incurred during your stay. The amount and terms of the security deposit will be specified in the Rental Agreement. The security deposit will be refunded after your departure, subject to inspection of the Property and deductions for any applicable charges, as outlined in the Rental Agreement.
- Taxes:
Applicable taxes will be added to the rental rate as required by law.
- Cancellation Policy: Our cancellation policy is outlined separately and will be provided to you during the booking process and in the Rental Agreement. Please review it carefully as cancellation penalties may apply.
3. Guest Responsibilities
- Occupancy: The number of guests occupying the Property must not exceed the maximum occupancy stated in the Property description and Rental Agreement.
- Conduct:
Guests are expected to behave in a responsible and respectful manner and to comply with all applicable laws, community rules, and Property guidelines. Excessive noise, disruptive behavior, or illegal activities are strictly prohibited.
- Property Care: Guests are responsible for taking reasonable care of the Property and its contents. You must leave the Property in a clean and tidy condition upon departure, consistent with the expectations outlined in the Rental Agreement.
- Damages:
Guests are responsible for any damages to the Property or its contents that occur during their stay, excluding normal wear and tear. We reserve the right to charge the credit card on file for the cost of repairs or replacement.
- No Smoking: Smoking is strictly prohibited inside all our Rental Properties. Some properties may have designated outdoor smoking areas; please inquire for specific property rules.
- Pets:
Pets are generally not allowed unless specifically permitted in the Property description and Rental Agreement. If pets are allowed, additional fees and specific pet policies may apply.
- Check-in and Check-out: Check-in and check-out times are strictly enforced and will be specified in your Rental Agreement. Late check-out without prior authorization may result in additional charges.
- Access:
You agree to allow Southern Swan Services LLC or its authorized representatives reasonable access to the Property during your stay for necessary repairs, maintenance, or inspections. We will provide reasonable notice whenever possible.
4. Southern Swan Services LLC Responsibilities
- Property Condition: We strive to ensure that our Rental Properties are clean, safe, and in good working order for your arrival.
- Maintenance: We will use reasonable efforts to address any maintenance issues reported by Guests in a timely manner. However, we cannot guarantee that all issues will be resolved immediately.
- Accuracy of Information: We make reasonable efforts to ensure that the information provided on our Website and in our communications is accurate. However, we are not responsible for minor inaccuracies or omissions.
- Limitation of Liability: To the maximum extent permitted by law, Southern Swan Services LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages (including, without limitation, loss of profits, data, use, goodwill, or other intangible losses) arising out of or relating to your use of our Services or your stay at a Rental Property. Our total liability to you for any claim arising out of or relating to these Terms and Conditions or your Booking shall not exceed the total amount paid by you for the Booking.
5. Intellectual Property
- The content, design, graphics, and logos on our Website are owned by or licensed to Southern Swan Services LLC and are protected by copyright and other intellectual property laws. You may not reproduce, modify, distribute, or display any of our intellectual property without our prior written consent.
6. Governing Law and Dispute Resolution
- These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of North Carolina, without regard to its conflict of law provisions.
- Any dispute arising out of or relating to these Terms and Conditions or your use of our Services shall be subject to the exclusive jurisdiction of the state and federal courts located in North Carolina. You agree to submit to the personal jurisdiction of such courts.
7. Amendments to Terms and Conditions
- Southern Swan Services LLC reserves the right to modify these Terms and Conditions at any time without prior notice. Any changes will be effective immediately upon posting on our Website. Your continued use of our Services or booking of a Rental Property after the posting of revised Terms and Conditions constitutes your acceptance of the changes.
8. Entire Agreement
- These Terms and Conditions, together with the Rental Agreement and any other documents referenced herein, constitute the entire agreement between you and Southern Swan Services LLC with respect to the subject matter hereof and supersede all prior or contemporaneous communications and proposals, whether oral or written, between you and Southern Swan Services LLC.

By signing up for text message notifications from Southern Swan Services LLC, you agree to the following terms and conditions:
